Photograph a single leaf and a length of stem, then send them over. You get an answer with no charge attached. We only suggest a visit when the plant really is knotweed, and you see the price in writing before you agree to anything.
Come November the canes go brown and it looks as though the problem has gone. It has not. The rhizome carries on underground and the patch is wider the following summer.

Check the edges of your garden and any shared planting next to it, and look for tall hollow canes with purple speckles through summer.
Shared green space makes responsibility unclear, so find out who manages the land before acting on your own. Photograph the stand with a fixed landmark in the shot, and keep dates. If you are selling a postwar semi, a buyer's surveyor may raise it even if it is on land you do not own, so having a written record and plan ready keeps the sale steady.
